Terms and Conditions
1. I am under no obligation to purchase property through Venture Property Investments. I give my authorisation to Venture Property Investments to contact me when suitable property investments arise.
2. I understand that all information sent to me by Venture Property Investments is private and confidential and should not be discussed with any third party unrelated to the agreement between myself and Venture Property Investments.
3. I understand that unless otherwise stated, there will be a finders/administration fee payable to Venture Property Investments at the point of reservation which is non-refundable. I understand that the resrevation fee is non refundable.
4. The finders/administration fee is non-refundable, and is spent at the time of purchase. However it can be transferred as a non-refundable administration fee towards an alternative property at any time but in no way can it be used towards the actual property purchase transaction. (For example, if a client decides not to carry on with its initial purchase he would lose the reservation fee if paid but he will be able to transfer the finders/administration fee to any other property. If there is a difference in finders/administration fee then obviously the client would have to pay the difference.
5. Unless otherwise stated I understand that exchange of contract has to take place no later than 28 days from receipt of contract from the developer’s solicitors. Failure to do so could result in the vendor withdrawing my plot and my reservation fee being lost.
6. If you, without notifying us, and within one year of the date an opportunity was originally introduced to you by us:
• Engage in any capacity directly with a supplier or developer originally introduced to you by us, or • Engage with the supplier or developer over new opportunities, • Or if you or a member of your staff refers an opportunity introduced to you by us to another person, or body and that person or body engages in any capacity directly with the supplier or developer of the opportunity, then you will be liable to pay our fee at the prevailing rate. Interest at the rate of 3% above the Yorkshire Bank plc base rate per year will be applied from the date of engagement, until full payment is received without concession.
7. Should I purchase a property - initially offered to me by Venture Property Investments - directly through the developer or its agent, I understand that I automatically become liable to pay Venture Property Investments a finder’s fee/administration fee of the retial price of the property (excluding VAT). Unless otherwise stated by Venture Property Investments.
8. I understand that the details contained in any information provided to me are for guidance only. Any photographs, floor plans, sizes and specification are subject to changes and only give a general indication of the property.
9. Due diligence must be carried out by each individual purchaser. We also recommend you seek the advice of a qualified financial advisor before making any decisions.
10. Venture Property Investments reserves the right to terminate the relationship between the client and Venture Property Investments at any time.
