As we head into the holiday season and start to close out 2018, we like to first (and more importantly) take the time to spend with friends and family as they are why we are doing all of this. But also, to reflect on the year we have had, and look forward to the year ahead.
2018 was our first full year as Venture Property Investments. Having both come from running our own businesses, we have really come to learn that 1+1 = 3. In our first year as a company we have held nearly 40 events, signed on well over 100 new members, purchased 3 Multi-Family buildings with passive investor partners, and helped dozens of other investors as we coached them through new purchases throughout the year. We have spoken at several conferences, been in the media, and were also part of the cover story for the September issue of Canadian Real Estate Wealth Magazine on how to make a Million, where we outlined our investment model in turning $100K into $1 Million in under 10 years. None of where we are today could have happened without the team approach that we have. With an internal vision that our investors will never have to ask the question “What do I do?” in the case of any issue for their investments, we rely on having team members who are focused on real estate investment. It starts with our VPI Realtor/Coaches Robert Morrow and Scott White who are our members and client’s main point of contact when they go out looking for properties. It then stems out to a long list of trusted partners we work with that we first vet out prior to passing along to our members. Our extended team consists of mortgage brokers & lenders, insurance agents, contractors, trades, lawyers, accountants, bookkeepers, property management, paralegals, tenant screening and a long list of others. Being in the real estate investing community, we ensure you are well connected to anything your investing may need.
As we are closing out 2018 and look forward to 2019, we look forward to building on our Passive investing options. We have purchased 3 multi-family and mixed used properties with our partners comprising of over 40 units. In 2019 as we bring on new investing partners and relationships, we look to at least match this. In addition, we will surpass the 40+ events we had in 2018 and provide all the tools necessary for Active investors to move forward with their investing journey.
Over the last 16-18 months we have seen a balanced market in the Golden Horseshoe. This has made the buying experience much better in terms of negotiating and finding properties that meet our investment criteria to ensure strong returns for years to come. There have been many initiatives put in places to try to slow down our housing market (Ontario fair housing plan, mortgage stress tests and rule changes, as well as 5 interest rate hikes). All of these pressures have brought the market to a stabilized place. However, we are not in a declining market and prices have climbed back to the levels they were prior to these initiatives in many of the markets we invest in. The long-term Economics of the Golden Horseshoe are still present. Population growth, land scarcity, low housing supply, transportation funding, and Canada’s desirability as a place to live in and invest in are here to stay for decades to come.
As we look onto 2019 and beyond, we are grateful to live in a place that offers so much opportunity for real estate investors to Build Wealth, but more importantly, use that wealth to Live Life. We hope you have a wonderful holiday season, and look forward to seeing you in 2019.
