Spring is in the Air! And with Spring comes the expectation of a hot housing market. It looks like 2019 will not disappoint as we are seeing prices push up in the places we invest (Hamilton/Niagara, Durham Region, KWC, Barrie). With a balanced market over the last 18 months or so, we are seeing bidding wars coming back, sometimes in excess of 10 offers on a property. Looks like we better buckle up, and more importantly, decide if you will be taking action on your first, or next investment property.

There are Real Estate coaching programs out there that can cost upwards of $30,000+ for what they provide. We have also personally paid thousands in coaching for ourselves as we became investors. These programs do provide value and should make your money back if you take action. However, we believe you don’t need to spend that kind of money, and still get quality coaching.

Many at our events ask us 2 main questions about our business process: 1) Why do we provide all the information and service we do for FREE, and 2) How do we make money?. Our Guided Investing program is Completely FREE For Investors and only has you working with us as your Realtor/coach. Typically, realtors are transactional in nature, looking to turn over volume. We are a different type of service. Let’s look at what we offer when you work with us as your realtor/coach. Check out the attached video as well for some more background on Guided Investing.

Pre Purchase:

By working with investors, we take the time up-front to work with you on your short and long-term goals allowing you to get qualified and plan out your investing journey. Be it tax planning, setting up corporations, getting prequalified with the banks, etc. We ensure you are set up to maximize your investments and ensure they match your goals. We always suggest you work with those that know Real Estate Investment specifically (rather than a friend or colleague), as it could impact you both financially as well as how fast and how far you would want to scale. You will get your own personal coach, and also have access to Chris or Martin should you want some high level advice as well. Know that we will be with you every step of the way. You will never need to ask “who do I call”? or “what do I do next”?

During Purchase:

We say no to the vast majority of properties that we analyze. Simply put, there only a handful of options available that meet the requirements of an investor to maximize the financial Return. Given the investments usually require some renovation, and potential change of use (ie: adding a second suite), we need to choose properties that fit, ie: parking, square footage, zoning, ceiling height, and municipal by laws must be looked and ensured that what you want to do to the property you could legally do to the property.

Along side finding a property that fits, we need to ensure it is a good investment. We work with you by providing all of our analysis tools and ensuring you know all financials prior to even putting in an an offer. We only show you properties that are in areas poised for long-term economic growth.

Post Purchase:

It doesn’t stop once you have purchased a property, in fact that is usually the beginning of your journey, then the “fun” starts. When a property is put under contract we work with and guide you in all that needs to be done prior to going firm on a property. This could include Inspections, renovation quotes, permit measurements, etc.

Then once firm on a property we get you to the point of being able to close and set up so that work can start right when you take possession. We provide all contacts from, Lawyers, accountants, insurance agents, contractors, etc. During this step we also work with you to get any drawing or permit work should that be requiered for the property.

Once you take possession, we guide you through the renovation process, and also set you up to either self manage or connect you with property managers. All in all we provide you with all the contacts you need. You are free to use whoever you like, however our contacts are vetted, and usually provide some incentive for our clients.

Working with investors, once they would like to move forward with Real Estate Investment,they typically purchase more than 1 property to accelerate their long term wealth generation. We look to build long term relationships with our clients as they move forward on their journey. We are Investors, yes, and have done very well in securing our own financial future, however we do get most joy out of seeing others able to do the same for themselves. All of the above work we put into building long term relationships, and you do not pay us, we get paid by simply being your realtor and guide. In our opinion you are getting much more added value, without spending any additional funds. We would much rather see your funds go into your investments!
