Hello Everyone and Happy New Year!  We hope you had some time to relax over the holidays and enjoy some time with friends and family.  We are big believers in taking time to enjoy life.  So, over the holidays most work that was needed was done over smart phone, and we tried not to even boot up our computers unless we needed to.  Being business owners, sometimes that is difficult to do as we need to constantly “put out fires” so to speak, when they come up.   Luckily, nothing unexpected came up, even with the extreme cold – this polar vortex hit all of us pretty hard (I had to call CAA 3 times!).

The picture to the left is of Niagara Falls over this past week when the temperatures froze over. Hard to believe that parts of it froze, and large pieces of ice went over the falls crashing below. The reason we put this picture up is that out of this deep freeze, and brutal temperatures, the picture looks pretty amazing! As we move into 2018, we wanted to start out with our first blog post of the year on letting you know the opportunities you may have ahead should you want to take the next step with Real Estate Investment. But also, to hopefully open up fresh perspective on those opportunities.

With the new mortgage rules taking affect January 1st, we have already seen the lending situation tightening up.  This is expected however, and has been happening for many many years.  Gone are the days when you could walk into the bank and just tell them what your income was and presto – you have a new mortgage.  It is actually a good sign that our Canadian financial institutions do their due diligence to make sure they are giving out good loans.  These lending practices allow us to avoid a housing collapse similar to what happened in the US in 2008 and 2009.  In addition, our rates are still historically low, they may even go up again a few times this year given the strong economy we are having.  The key in looking at any opportunity is not to be focused on one variable (ie: interest rates or housing prices alone).  Each opportunity should be looked at with ALL assumptions.  Its very easy to talk ourselves out of something if interest rates go up, or housing prices are 20% higher than they were last year… and we have seen many investors talk themselves out of great investments.

 

If you are reading this, then you are likely not in the majority of 94% of the population that do not see real estate as a sound investment option, or something that will outperform their current investments.  Ironically for an investment that typically produces double digit returns when purchased correctly, still less than 10% of the population own a property outside of their principle residence.  It took us many years to break out of our own mindsets that halted investment growth as we were always brought up to “save” and keep our money “safe”.  Both of us are quite risk averse.  We each have 3 young children so gambling or speculating is something we choose not to do with our primary investments or long-term wealth.

We have found that for most investors… their biggest hurdle is themselves.  We are brought up with so many mindsets, beliefs and fears, that sometimes can cloud decisions.  For example, look how long slavery was in existence, and even today many societies are still struggling with same-sex marriages.  This  baffles us,  aren’t we are all just human at our core?  The best way to get over hurdles or break a mindset that may be holding you back, is Education.  There are countless times in our past that fear held us back from making sound decisions.  Fear is simply a mind jumping to a definite outcome without having all the information (or perhaps thinking it does).  If you are new to Real Estate Investing, or even if you have several properties and are looking to move forward to the next step, we invite you to become a member of Venture Property Investments.  We take the guess work out of investing with education through our month meetups and one-on-one coaching, and also guide you step-by-step through your goals, to purchasing a property and getting it rented out.  Or if you want to treat Real Estate similar to a stock, we can do all the work and you can still expect to make double digit returns without any management of the property.  Some of our members have gone on to quit their corporate jobs to invest in Real Estate Full-Time, and others have secured their long-term wealth to give themselves the flexibility to live life on their own terms.
